Summer has arrived. Schools are out, temperatures are high, and everyone is on the hunt for a swimming hole, lake, creek, or backyard pool. Congratulations to the kids who ended the school year in a more normal way than they started it, especially the Class of 2022!  

During the month of May, we received a lot of phone calls about property taxes, and we provided a lot of advice to our clients about how to best address their rising assessed values. The deadline has passed for protesting your assessed value, but if we can help you to either file for your Homestead Exemption or to consider protesting next year, please let us know. Also, if you have primary mortgage insurance (PMI) on your mortgage and think you might be able to remove that because your values are up, please call us, and we’ll talk you through that as well. 

The market is really interesting right now. It’s a great time to sell as home values are at an all time high. But, in the last few weeks, it’s also become a good time to buy. Due to rising interest rates, some buyers are sitting on the sidelines waiting to see what happens. Buyer demand in our market is still high, but with some buyers sitting back and others experiencing buyers' fatigue, we’re seeing a unique opportunity for buyers with reduced competition and a small amount of leverage that they haven’t had in the past 2+ years. We don’t recommend sitting back if you’re a buyer. Inventory has increased significantly over the last 6 weeks, and with less competition and interest rates near historic lows, it's now a great time to buy in Central Texas!

Carlos Contreras
Client Success Manager

The Heyday Group is thrilled to welcome Carlos Contreras as the new Client Success Manager! His passion for learning and commitment to serving others is unmatched. 

Carlos is a native Austinite who currently lives in S. Austin with his beautiful wife, Crystal, and his perfect kid, Carlos. Throughout his life, Carlos has enjoyed seeing Austin grow into the multimedia hub it is today. Prior to joining Heyday, Carlos was a History teacher in AISD - summer break meant visiting local pools and going to new restaurants and food trucks! But, his favorite thing to do with family and friends is to go out for movie night at the Austin institution, the Alamo Drafthouse. 

In one word, Carlos is eclectic. He loves all types of music, movies, games, and activities. He even has a blue belt in Jiujitsu and a red belt in Muay Thai! 
He loves staying home to cook or create art, as well as going out to new bars, trying upscale drinks, and spending time with friends over a good bottle of wine.

Carlos is super excited to join Heyday! Let's learn a little more about Carlos:

Where did you grow up?
I was born and raised in South Austin. I have seen it grow from a tiny college town to the big city we all know today.
What made you interested in real estate?
I have been teaching for the last 9 years and am brand new to real estate. I love the idea of helping people reach their dream of owning a home. It is such an important milestone for many, and it gives us a real chance to make an impact on people's lives!

Do you have a favorite restaurant in Austin?
My favorite restaurant changes all the time, but I will never say "no" to BBQ from Kruez Market in Lockhart, Texas! I grew up going there on weekends with my grandparents - I have an emotional connection with the flavor and atmosphere of their food.  

What genre(s) of music do you like to listen to?
I love all types of music, but my favorite has to be Hip-Hop. I majored in history at St. Edward's University, where I did my senior thesis on The History of Hip-Hop and Its Impact on American History. 

What other hobbies do you have outside of being a star member at Heyday!?
I really enjoy cooking. I have been making food for my family since I was very young. Now, I love trying to make new dishes and put my own twist on older recipes! 

Where is your favorite place you've ever traveled? Do you have a destination on your Bucket List?
My favorite trip ever was to the Bahamas! It was such a calm and beautiful place. I love the laid-back atmosphere of the whole island. Next, I hope to visit Greece! I love Grecian history as well as its stunning scenery.

If you had one superpower, what would it be?
I would have super-strength! I always enjoyed reading comics featuring stronger heroes and villains.

What is your favorite thing about the Heyday group?
I fell in love with Heyday since the first message I received during the hiring process. It was such a personal and positive interaction compared to other places. Since that first interaction, I knew this was the place. Every person here is helpful, kind, and welcoming. I am so excited to bring my talents to this already fantastic team!
