The July stats are in!
As summer winds down, the market is shifting in expected ways - cooling slightly, but still showing strong momentum. Prices are stabilizing, with a modest uptick in the City of Austin and a slight dip across the broader MSA. Sales in the city held steady, while the larger Austin area experienced about an 8% decline. Inventory continues to climb, giving buyers more options, and pending sales are on the rise across the board.
Traditionally, six months of inventory is considered a “balanced” market, but many sellers aren’t experiencing it that way. Buyers are watching closely, often circling homes before making a move…until that standout property comes along and sparks multiple offers. As we head into fall, sales typically take on a more measured pace, yet attractive interest rates and the possibility of a Fed rate cut could reignite buyer activity. If you’re considering a purchase or sale, let’s connect and put a plan in place that works for your goals!

The June market remained relatively steady year over year, with no major shifts - just the natural pause that comes with summer. Many people are traveling or taking time to recharge, so real estate activity tends to slow this time of year. Inventory is up year over year, giving buyers more flexibility and options, while pricing has stayed consistent. It’s a great time to explore opportunities without the intensity of the spring market. If you’re thinking about making a move soon, now’s the perfect time to start the conversation. Reach out! We’d love to help you plan ahead and make a confident move toward your real estate goals.
