The median home price held steady at $444,490, keeping the Austin-Round Rock-San Marcos market healthy and balanced for both buyers and sellers. Active listings are up 13% compared to last year, though inventory is trending slightly lower month-over-month, signaling steady demand.
We’re already seeing buyer activity pick up since news of potential mortgage rate reductions earlier this month, and we expect that momentum to continue into the fall season. Our team has some exciting new listings lined up and we can’t wait to share them with you!

As summer winds down, the market is shifting in expected ways - cooling slightly, but still showing strong momentum. Prices are stabilizing, with a modest uptick in the City of Austin and a slight dip across the broader MSA. Sales in the city held steady, while the larger Austin area experienced about an 8% decline. Inventory continues to climb, giving buyers more options, and pending sales are on the rise across the board.
Traditionally, six months of inventory is considered a “balanced” market, but many sellers aren’t experiencing it that way. Buyers are watching closely, often circling homes before making a move…until that standout property comes along and sparks multiple offers. As we head into fall, sales typically take on a more measured pace, yet attractive interest rates and the possibility of a Fed rate cut could reignite buyer activity.
